Bramhall Property Market Review

We’re now more than half way through the year, which felt like a good point to properly check in on the Bramhall property market, and Woodford and Cheadle Hulme alongside it, rather than go on gut feel. Between the three of us on the phones most days, we’ve got a decent sense of what’s happening on the ground, but it’s worth putting that against what the data actually says. Here’s what stood out, and how we’ve worked it out.

How We’ve Worked This Out

The figures below are average sold prices over the last 12 months, based on HM Land Registry sold-price data as published via Rightmove (for Bramhall and Cheadle Hulme) and Zoopla (for Woodford). An average sold price isn’t the same thing as a house-price index, it’s a straightforward average of whatever actually completed in that period, so it can move because the mix of properties sold has changed as much as because underlying values have shifted. A handful of larger detached sales in a given year, for instance, will pull the average up even if typical semis haven’t moved much at all. Neither Rightmove nor Zoopla publish the exact number of transactions behind each average, so treat the percentages below as a genuine, sourced signal of direction rather than a precise valuation of the area.

The Bramhall Property Market: Continued Upward Movement

The average sold price in the Bramhall property market over the last 12 months sits at £593,034, up 5% on the year before and 9% above the 2022 peak. The latest sold-price data points to continued upward movement, although as above, averages should be treated cautiously because the mix of properties sold changes from year to year. Detached homes are averaging £766,748, semis £538,859, and flats £230,932, so the spread across property types is wide, which matches what we see day to day: a three-bed semi near the village and a five-bed detached off Ladybrook Road are effectively different markets that happen to share a postcode.

A few sales from this year give a feel for where things are moving. A detached on Ladybrook Road went for £1.1m in March, a four-bed on Queensgate made £795,000, and further down the price ladder, a three-bed semi on Regent Close sold for £710,000, more than double what a similar home would have made a decade ago. The range is wide, but the direction of travel across almost all of it is the same.

Woodford: Indicative Rather Than Statistically Robust

Woodford doesn’t get talked about as much as Bramhall, and the data here is genuinely thinner. The average sold price over the last 12 months is £686,048 (Zoopla/Land Registry), ahead of the wider Bramhall property market average, largely because Woodford’s housing stock skews toward larger detached homes, including the newer builds on the old aerodrome site. There isn’t a published year-on-year figure for Woodford specifically, the area’s too small for the portals to break one out with confidence, and unlike Bramhall and Cheadle Hulme we don’t have individually verified example sales to point to here. Take this section as a useful indicator rather than a robust statistic, this is not the quiet, overlooked corner of our patch some people assume, but we’d rather say that plainly than dress up one aggregate number as more than it is.

Cheadle Hulme: The Fastest-Growing Average Sold Price of the Three

If Bramhall’s growth has been steady, Cheadle Hulme’s average sold price has grown the fastest of our three areas, not necessarily the same thing as its underlying market value having moved the most, but a real and sourced figure regardless. The average is £436,135, up 11% on the year before and 11% above the 2022 peak. Semi-detached homes lead the volume at £393,987 on average, with detached properties at £600,485 and terraces at £286,998. This year alone we’ve seen a semi on Kingsley Drive go from a 2006 sale of £280,000 to £577,500, a detached on Woodthorpe Drive go from £440,000 in 2020 to £730,000, and a detached on Bannister Drive go from £321,000 in 2016 to £478,000, all verified directly against Rightmove’s sold-price records. Whatever’s driving demand here, the school catchments, the village centre, the train line into Manchester, it isn’t slowing down.

How That Compares to the Wider Market

Nationally, the picture is more subdued. Nationwide’s House Price Index put annual growth at 1.8% in July 2026, against an average UK price of £277,542. HM Land Registry’s UK House Price Index, the most authoritative source but slower to publish, had annual growth at 2.0% as of June 2026, against an average of £272,188. Zoopla’s own index put growth at 1.3% for the same period. Bramhall’s 5% and Cheadle Hulme’s 11% average sold price growth are both well ahead of any of those national figures, worth being precise here: that’s average sold price growth in our local data, not a claim that underlying house values in Bramhall or Cheadle Hulme have themselves appreciated by exactly 5% or 11%. The direction is clear even allowing for that distinction, but the distinction matters.

What We’re Seeing on the Ground

One thing the sold-price data won’t show you, but that we’re hearing directly, is where the enquiries are coming from. We’re increasingly speaking to people moving out from Manchester as their families grow and they look for more space, better schools and a bit more green, exactly the combination the Bramhall property market, along with Woodford and Cheadle Hulme, offers within easy reach of the city. That’s an observation from our own conversations rather than a statistic we can point you to, but it’s consistent with the demand we’re describing above, and it’s part of why we don’t expect this local outperformance to be a one-year blip.
